A concise assessment of a property's condition, suitable for more conventional properties that appear to be in reasonable condition.
The Level 1 survey is the most basic of the three RICS Home Survey levels — a clear, concise overview of condition for buyers of conventional homes.
What a Level 1 survey covers
The surveyor carries out a visual inspection of the property and reports on its condition using a straightforward rating system, highlighting matters that are urgent or need further investigation. Commentary is more limited than at Level 2 or 3.
Who it is suitable for
A Level 1 survey is generally appropriate for modern, conventionally built properties that appear to be in reasonable condition, where the buyer wants an independent overview rather than detailed advice.
When a higher level may be more appropriate
Older, extended, altered or unusual properties — or homes where visible defects have been noted — are often better served by a Level 2 or Level 3 survey. We will advise which level suits the individual property.
