The Level 2 survey — widely known as the Homebuyer Report — is the intermediate RICS Home Survey, and a common choice for conventional properties in apparently reasonable condition.

What a Level 2 survey covers

The surveyor inspects the visible and accessible parts of the property and reports using condition ratings, with advice on significant defects, necessary repairs and issues that may affect value or your decision. It goes further than Level 1 without the depth of a Level 3 building survey.

Who it is suitable for

Level 2 is generally suited to conventional houses, bungalows and flats of standard construction that appear to be in reasonable condition, where the buyer wants more than an overview.

Level 2 or Level 3?

For older, larger, altered or potentially defective properties — common across Liverpool's Victorian and Edwardian suburbs — a Level 3 building survey may be more appropriate. We are happy to discuss the property and advise.
