A development appraisal is a structured assessment of whether, and how, a property or site could be developed or put to an alternative use, and what that might mean for its value.
Highest and best use
A central question is the highest and best use of the interest: the use that is physically possible, legally permissible, financially feasible and results in the highest value.
What an appraisal considers
Typical inputs include the likely end value of the completed scheme, build and professional costs, finance, planning considerations, timescales and an appropriate allowance for risk and return.
Who uses them
Owners considering redevelopment, purchasers assessing a site, and lenders and investors reviewing a proposal all rely on development appraisals to inform their decisions.
