Buyers are often told they need a 'homebuyer report' or a 'full structural survey' without a clear explanation of what each involves. Under the RICS Home Survey Standard these are the Level 2 and Level 3 surveys. Here is how they differ.
What a Level 2 survey covers
A Level 2 survey is an intermediate report. It is designed for conventional properties in apparently reasonable condition and focuses on identifying significant defects and issues that may affect the value or your decision to buy.
The surveyor carries out a visual inspection and reports using condition ratings, with advice on repairs and matters to raise with your legal adviser.
What a Level 3 survey covers
A Level 3 survey, often called a building survey, is the most comprehensive RICS Home Survey. It provides a detailed description of the construction, the defects found, their likely causes and the options for remedial work.
It is generally more appropriate for older, altered, unusual, larger or potentially defective properties, or where the buyer plans significant works.
Which one is right for you?
There is no single correct answer. The age, construction, condition and history of the specific property should drive the decision, alongside your own plans. Speaking to a Chartered Surveyor before booking is the simplest way to make sure the survey matches the property.
