What Does a Building Survey Include?

A building survey — the RICS Level 3 Home Survey — is the most detailed report available under the RICS Home Survey Standard. This article explains what it typically includes.

Construction and materials

The report describes how the property has been built, the materials used and any alterations identified, giving you a clear picture of what you are buying.

Defects, causes and options

Where defects are found, a Level 3 report explains their likely cause, their significance and the options for remedial work, rather than simply flagging that a problem exists.

When it is appropriate

Building surveys are typically chosen for older, larger, altered or unusual properties, or where the buyer is planning refurbishment or extension. The additional depth is most valuable where the building itself raises more questions.
