A mortgage valuation is carried out for the lender, not for you. A home survey is your own independent assessment of the property's condition. The question is which level of survey suits the property you are buying.
The three RICS levels
Level 1 is a concise overview of condition, generally suited to newer, conventional properties. Level 2 adds more detail and advice on significant defects. Level 3 is the most thorough, with detailed commentary on construction and remedial options.
Factors that influence the choice
Age and construction type, visible alterations or extensions, the general state of repair, whether the property is listed or unusual, and whether you intend to carry out works all affect which level is appropriate.
A period terrace in south Liverpool and a recently built apartment present very different questions, and the survey should reflect that.
