Instructing a survey at the right moment gives you time to act on the findings. Too late and you may be under pressure to exchange; too early and you may not yet have an accepted offer.
After your offer is accepted
Most buyers instruct a surveyor once their offer has been accepted and the conveyancing process is under way. This is usually the point at which access can be arranged with the seller or agent.
Before exchange of contracts
The survey should be completed, and the report considered, before you exchange contracts. Once exchanged you are legally committed to the purchase.
Allow time to respond
If the survey raises matters that need further investigation or negotiation, you will want time to obtain quotations, seek specialist advice or discuss the position with your solicitor.
