Not every surveyor is a Registered Valuer. The RICS Valuer Registration scheme is a quality-assurance mechanism that monitors valuers carrying out valuations to RICS standards.
Valuations to RICS standards
Registered Valuers prepare valuations in accordance with the RICS Valuation – Global Standards (the 'Red Book'), which set out requirements for competence, independence, inspection, reporting and record keeping.
When you might need one
Independent valuations are commonly required for purchase and sale decisions, Help to Buy purposes, probate, matrimonial matters, taxation, secured lending and investment analysis. The purpose of the valuation shapes how it is prepared.
Independence
A Registered Valuer acting for you provides an independent opinion of value, distinct from a lender's mortgage valuation or an estate agent's marketing appraisal.
